Our company actively collaborates directly with international investment funds without intermediaries.

We hold a large number of real estate assets in Spain. This position allows us to market real estate assets below market value well before they are allocated to our portfolio of investors.

WITH INVESTMENT FUNDS

These real estate assets are provided by national and international private investment funds for marketing. The development for sale of these assets takes a while, but they offer an interesting opportunity for investors. Visits to these assets can range from a minimum of six months to more than two years, and in most cases, they do not exceed five years.

WHAT DOES THE FUND GET?

They manage to guarantee the sale of the asset with sufficient advance notice before its possession. In exchange, they respect the price agreed from the signing of the contract. And therefore, they guarantee the recovery of the debt purchased from banking entities and with benefits.

WHAT DOES THE CLIENT GET?

Being able to access properties at a price well below the market price.

WHAT IS OUR FUNCTION?

We are direct intermediaries with American and European private investment funds. We can offer our clients preference in visits and, consequently, their preferential acquisition.

WHAT ARE THE RISKS?

Our clients do not run any risk. Except if the asset is illegally occupied before the visit. This will be communicated immediately.

DOES IT COST TO SIGN UP ON THE LIST OF POTENTIAL BUYERS?

No, it is not obligatory to pay any amount to sign up on a list of potential buyers with us for said assets.

DOES IT COST TO OBTAIN SUCH PREFERENCE?

Yes, if the client wants to obtain preference in the visit and, therefore, the final acquisition, he would sign a contract with our agency. This contract, called PREFERENTIAL VISIT, entails a payment for our services of 4% to 10% of the total price depending on the type. The amount will be deducted from the final price in a public deed before a notary.

IS THE PREFERENTIAL VISIT A RESERVATION OF THE PROPERTY?

No, the only way to reserve a property is through deposit contracts in all its forms (conditional, penitential or confirmatory), in which the property number and/or cadastral reference must appear.

Our contract is a private service where we offer preference only to the visit. Therefore, in said contract, these credentials of the properties will not appear for two reasons: one, to respect the anonymity of the property; and two, for security reasons against possible illegal occupations. It is during the visit where said information from the Property and Cadastre Registry will be provided.

CAN I LOSE MY MONEY BY SIGNING THE PREFERENTIAL VISIT?

NO, if the property does not meet your expectations during said visit, L´GENCIA will refund the amount paid.

CAN I CANCEL THE PREFERENTIAL VISIT CONTRACT WHENEVER I WANT?

Yes, you have the right to cancel your preferential visit contract at any time. However, you will not be reimbursed for the amount allocated to blocking the asset. This is justified due to the fact that the asset has not been marketed during the time that you have had it blocked for preferential visits.

WHEN CAN I GET MY MONEY BACK AFTER CONTRACTING THE PREFERENTIAL VISIT?

On two occasions. The first in the event of illegal occupation of the asset that is the object of the contract or, after the visit if it does not meet your expectations.

PROS: Access to a real estate stock not published on platforms and more affordable prices. Being an ideal product for small investors who do not require immediacy in investments.

CONS: The time that the client must wait to be able to acquire it. Not being an ideal real estate product for clients looking for properties immediately, for whom we do not recommend this service.
